The early part of 2012 has been encouraging and we have experienced more activity and achieved more sales than over the same period in 2011. However, only those properties priced realistically have managed to achieve a sale. Prices have continued to fall, difficult lending conditions remain, surveyors continue to value property conservatively and there is an ever increasing supply of properties.
We do believe however that the next few months will represent a slightly improved chance to sell your property. In order to make the most of this opportunity we would advise you to consider how your property is priced compared to the actual selling price of others in the area. We are finding that competitively priced houses are achieving viewings and attracting offers.
